Buying and selling in South Tampa

Tree-lined streets, renovated bungalows, and new custom builds within minutes of Bayshore Boulevard, Hyde Park, and Palma Ceia. South Tampa is where much of our recent luxury work lives, from Granada Street to Helen Avenue.

Buyers here often weigh a renovated bungalow against a new custom build or a townhome near Westshore. We compare streets, lot sizes, and recent sales block by block so the trade-offs are clear before you write an offer.

For South Tampa sellers, pricing comes down to the most relevant handful of nearby sales. Our recent closings on Granada, Hawthorne, and Helen give us a grounded read on where buyers are spending, and why.

Hyde Park, Palma Ceia and Beach Park

South Tampa isn’t one market. These three neighborhoods sit a few miles apart but differ in lot sizes, housing stock, and the rules that shape what you can build.

Hyde Park

Closest to Downtown, Hyde Park mixes historic homes on brick streets with newer townhomes, and centers on the shops and restaurants of Hyde Park Village. Much of it sits in the Hyde Park Historic District, where new construction and additions require a Certificate of Appropriateness from the City’s Architectural Review Commission before a building permit is issued.

Palma Ceia

Palma Ceia grew up around the Palma Ceia Golf & Country Club, founded in 1916 as Tampa’s first private golf club. Expect oak-lined streets, 1920s bungalows and Mediterranean Revival homes alongside new infill construction, with the Palma Ceia Design District shops at MacDill Avenue and Bay to Bay Boulevard.

Beach Park

Platted in 1924 on the shore of Old Tampa Bay, Beach Park is known for large lots, winding streets, big oaks, and original Mediterranean Revival homes. Post-war ranches and today’s custom rebuilds fill in the rest, and the nearby isles (Beach Park Isles and gated Culbreath Isles) add canal-front lots.

What the numbers say, and why they disagree

The same neighborhood can show a median of $700K on one site and $1.8M on another. Each source draws boundaries differently, mixes condos, townhomes and single-family homes in different proportions, and uses a different time window. With only a few dozen sales a quarter, a handful of luxury closings can move a median by hundreds of thousands of dollars.

That’s why we price South Tampa homes from truly comparable recent sales on nearby blocks, not from neighborhood medians.

Before You Buy

What to check on a South Tampa home

The questions we help buyers answer early, so there are no surprises at the closing table.

Flood history and flood zone

Hurricane Helene’s 2024 surge flooded parts of South Tampa that longtime residents said had never flooded, including Culbreath Bayou near Beach Park and Sunset Park, and Davis Islands. Check the FEMA flood zone, evacuation zone and any elevation certificate early, not after you’re under contract.

Source: Tampa Bay Times

The seller’s flood disclosure

Since October 1, 2025, Florida sellers must disclose, at or before contract, any flooding that damaged the home during their ownership, any flood insurance claims, and any flood-damage assistance received.

Renovation plans and the 50% rule

In flood hazard zones (AE, Coastal A and VE), improvements or repairs that exceed 50% of the structure’s depreciated value can require bringing the whole home up to flood-resistant code. That matters if you’re buying an older home to renovate.

Insurance on older homes

Many South Tampa homes date to the 1920s through the 1960s. Insurers commonly require a four-point inspection (roof, electrical, plumbing, HVAC) on older homes, and a wind mitigation report can lower the windstorm portion of the premium. Get quotes during your inspection period.

Historic district rules

In the Hyde Park Historic District, new construction and additions need Architectural Review Commission approval, so factor review time into any plan to expand or rebuild.

HOAs and condo associations

Most single-family streets in South Tampa have no HOA, but townhome and condo communities do. Review the association’s budget, reserves, rules and any recent or planned special assessments before you commit.

This is general information, not legal, insurance or flood-zone advice. Confirm specifics for any property with the appropriate professional.

FAQ

South Tampa: common questions

What is the difference between Hyde Park, Palma Ceia and Beach Park?

Hyde Park is the closest to Downtown and much of it falls in a historic district with design review. Palma Ceia centers on the 1916 Palma Ceia Golf & Country Club and the shops at MacDill and Bay to Bay. Beach Park, platted in 1924, is known for larger lots, winding streets and access to canal-front isles.

Why do South Tampa home price reports disagree?

Each data source draws neighborhood boundaries differently, mixes condos, townhomes and single-family homes in different proportions, and uses different time windows. With only a few dozen sales per quarter, a handful of luxury closings can swing a median by hundreds of thousands of dollars. Pricing a specific home should rely on truly comparable sales nearby.

Do South Tampa homes flood?

Some do. Hurricane Helene’s 2024 surge flooded parts of South Tampa that had not flooded before. Check the flood zone, evacuation zone, elevation certificate and the seller’s required flood disclosure, and get flood insurance quotes early.
